2025 Forms & Revisions Year-End Update

Missouri REALTORS® carefully monitors changes in the law and considers feedback from members, local boards, and other REALTOR® Associations across the country to guide forms revisions and updates, or to create new forms, when necessary. This process ensures Missouri REALTORS® standard forms are legally compliant and relevant to current market conditions.

We believe standard forms with a wide variety of options are a good risk management strategy, and we will continue to provide forms that minimize conflicts to promote smooth and efficient transactions for brokers across the state.

We appreciate the leadership exhibited by ALL our volunteer members who dedicate their time to help ensure that Missouri REALTORS® standard forms are:

  1. fair and balanced, with reasonable options that work equally well in all parts of the State, regardless of what business      model brokers choose to utilize;
  2. clear and easy to use and understand; and 
  3. fairly protect all parties involved a transaction. 

While not all suggestions are approved, we want to thank everyone who has provided feedback and comments, and we encourage you to continue doing so.

Forms Revisions

In addition to the New Construction Forms published in April, the following Missouri REALTORS® forms were revised or became effective as of December 1, 2025. These changes are also discussed in a recent edition of Keeping it Legal. We publish a “Master Forms Index,” which lists our entire library of forms and includes a brief description of their intended use. We also publish various “Forms Instruction Manuals” that cover several of our forms and provide line-by-line instructions on how to complete them. Finally, “live” classroom training and local board presentations provided by Missouri REALTORS® legal staff is also available based on demand. Several forms received conforming formatting and verbiage revisions. These revisions generally included the addition of a reference to the signature page rider, revisions for consistent use of the terms "Seller Broker" or "Buyer Broker" to minimize confusion, and conforming revisions for consistency to signature blocks on forms. The included "List of Forms Revisions" details which forms were changed and what revisions were made. Further, several of the "formatting" changes appear in other forms included in this update. In addition to these formatting changes, notable more “substantive” revisions are listed below for certain forms. 

Forms DSC-1000A and DSC-1100A were revised to reflect a change requested by the Property Management Section. The forms have been renumbered to include a “PM” rather than an “A” after the form numbers to clarify these forms are used in leasing situations.

RES-2000: Residential Sale Contract
  • A reference to "smart devices" was added in Section 3, a new section related to the FinCEN RRE Rule was added in Section 28, and the checkbox in Section 24 for the Compensation Rider was removed due to changes in the Code of Ethics (it's now only required to check the box in the Riders Section if using the Compensation Rider). These revisions were made across COM-2000, FRM-2000, LND-2000, and NHC-2000 as well.
LND-1010: Seller’s Agency Listing Contract (Exclusive Right to Sell)
  • In addition to the formatting changes made across all the listing agreements, the "Love Letter" language from other MR listing agreements was added to LND-1010 and the other LND listing contracts.
MSC-1080: Buyer’s Exclusive Agency Contract
  • Revisions were made to all MR buyer’s brokerage agreements to align with the structure and format of the listing contracts. These revisions complement the changes made to all the brokerage agreements last year, and aim to improve the ease of use by providing consistency between the buyer and seller brokerage agreements.
MSC-2070: Option to Purchase Real Estate Contract
MSC-2070N: Exercise/Revocation/Extension of Option Notice
  • MSC-2070, the standalone “Option to Purchase Contract” received extensive revisions this year after the Committee was made aware of several areas requiring updates. Several contractual provisions from other MR standard form contracts were incorporated into the newly revised form, as well as multiple new options for flexibility of use. A new “Notice” form (MSC-2070N) was also created for use with MSC-2070.
  • PM-3000R and PM-3000N; the “Lease” counterparts to MSC-2070 were revised to include the applicable revisions made to MSC-2070 and MSC-2070N.
MSC-1145: Seller’s Authorization to Schedule Service Providers (NEW FORM)
  • This new form was created to allow a Seller to direct a Broker to schedule services on their behalf and provide clarity for all parties regarding responsibility for scheduling and payment (similar to the Buyer's Inspection Authorization form).
MSC-4050: Mutual Release
  • Revisions were made to allow for additional options for money being paid outside of Earnest Money in exchange for the Release, aligning with the terms of MR standard form contracts.
MSC-1100: Authorization to Show Property
MSC-4035: Prospective Buyer/Tenant Form
  • Revisions were made to MSC-1100 to provide clarity for its use and around what compensation (if any) would be owed by a Seller for services rendered under the Authorization.
  • Corresponding revisions were made to MSC-4035 for consistency. 
MSC-4025R Compensation Agreement Rider (for Sale) 
  • A revision to the "note" was made to draw attention to the fact an amendment or counter may be needed to change compensation terms. The same revisions were made to PM-4025R.
MSC-6001: Letter of Intent to Lease Property
  • FORMERLY COM-5010- Revisions were made to conform with previous revisions made to MSC-6000.
DSC-7000: Broker’s Appointment of Designated Agent
  • Additional options for usage such as for a "particular purpose" or specified timeframe were added to DSC-7000 and DSC-7010 to provide more flexibility for brokerages practicing designated agency. 
DSC-8000: Seller’s Disclosure Statement for Residential Property
  • "PEX" was added as a category under Plumbing, “Septic” and “Lagoon” were separated into individual checkboxes, and a question related to "smart devices" was added. These revisions were also incorporated into DSC-8010 (Commercial Seller’s Disclosure).
  • The “Note” on the Riders for the Seller’s Disclosure (DSC-8000A/B/D) were revised to reflect usage with DSC-8010 (Commercial Seller’s Disclosure) after it’s revision in 2024.
