GRI-403: FINANCING FOR EVERY BUYER |
The focus of this module is to equip the participants with current information related to one of the most critical elements in the home purchase and sale transaction: financing. Options and procedures will be explored for the purchase and sale of the single family residence. This knowledge will increase their ability to assist both buyers and sellers in the residential marketplace.
This module is designed to:
1. Strengthen participants' working knowledge of financing fundamentals(Conventional, FHA, VA, ARMs and current innovative financingtechniques).
2. Develop participants' ability to evaluate financing techniques with theprinciples' goals in mind.
3. Encourage participants' development of appropriate risk management procedures in their business. This includes an overview of RESPA and Truth in Lending/Reg Z.
4. Enhance participants’ understanding of predatory lending practices, loan fraud, and the main causes of foreclosure as well as possible intervention opportunities.

This course helps the participant learn the issues and concerns in proper completion of sale contracts. Learn what the licensee can and can't do in completing standard forms and learn the traps and pitfalls that can doom a transaction because of a poorly completed contract form. This course focuses on the REALTOR® Code of Ethics and its application to both license law and everyday real estate practice. The course draws parallels between license law and the Code of Ethics. This module is intended to ensure that agents are knowledgeable about how to use the basic functions of email and the web. Only 15% of REALTORS® respond to their email in 48 hours. This was obviously way too late to satisfy the needs of a consumer interested in corresponding by email. Technology is a big part of the way REALTORS® do business now. National Association of REALTORS® statistics show that 77% of consumers search the web BEFORE buying a home. Buyers who work with agents who use email are 89% very satisfied vs. buyers who work with non-email agents are only 32% very satisfied. This module will be offered electronically. MAR allows four days to complete the course; it will not take four days, but we allow ample time to fit your schedule. This module is intended to expose agents to some advanced concepts regarding the use of the web. To take this module, you must have the knowledge and ability with e-mail to: send a signature with your name, company, address, and contact information developed by the email software. Additionally, you must know how to send a hyperlink, send a blind copy, attach an MS Word document, send an electronic postcard, and have the ability to extensively search the web. Some exercises require you to respond to the instructor within 24 hours.
This module will explore concepts such as Internet marketing ideas; where to look for leads ideas for approaching the online prospect; web security issues; firewalls; cookies; defragging; system clean up and a host of other topics.
